Dental Office Proposed Near Childcare Facility In Cherry Hill

CHERRY HILL, NJ — A dental office could share a lot with a childcare facility under a development proposal in Cherry Hill, nixing plans for a multi-tenant business pad site.

Haddon Family Dentistry would share the Marlkress Road lot with Children of America under the new plan, which is scheduled for a hearing at Sept. 5’s Zoning Board meeting.

Two years ago, township officials approved a childcare facility, adjoining playground and a commercial/office pad site for the 2.5-acre parcel.

The approved proposal came from J&T Brothers, LLC — a developer based on Deer Road. At the time, J&T intended to create a pad site that up to four businesses could share. The business has returned to the Zoning Board with a new plan to make that entire building into a dental office.

The pad site did not have any committed tenants when it was approved in 2022.

Children of America operates out of a 10,000 square-foot building on the lot, with an adjoining playground half that size. The dental office would go in the 4,800-square-foot building approved for commercial and office space.

Haddon Family Dentistry, which has a Haddonfield office, would have two dentists at the Cherry Hill location, according to the proposal from J&T. The dental office would schedule up to 10 employees per shift, with only one entrance available for customers.

Deliveries, including nitrous tanks, would get dropped off in the back of the office, which faces away from the daycare.

The office would operate during the following hours:

J&T is requesting a variance to put a dental office in the Industrial Restricted Zone, where medical and dental offices are not permitted. The area is primarily designated for light manufacturing, along with general services and offices.

The developer also hopes to reduce the minimum number of parking spaces from 71 to 66, among other requested variances. The dental office’s building, however, would not expand.

The lot encompasses 1197 and 1201 Marlkress Rd.
